Charles E. Blau, Esq. IFAC has been involved in real estate valuation litigation since 1981, mostly involved in Real Estate Tax Appeals and Condemnation. Besides being an attorney, Chuck is a real estate appraiser and has been elected to the executive committee of the National Association of Independent Fee Appraisers (NAIFA) in Chicago, Illinois.
Chuck is a graduate of Columbia High School in Maplewood, Emory University in Atlanta, Georgia and the Washington College of Law of American University in Washington, D.C.
Chuck has lectured for the New Jersey Bar Association, New Jersey Institute of Continuing Education, Essex County Bar Association, Appraisal Institute and NAIFA. Chuck has been interviewed by the New Jersey Law Journal, Wall Street Journal and CNN.
A partner in Blau & Blau in Springfield, the firm has achieved tax savings for all types of properties including a $440,000 tax reduction for a 270,000 sf mixed use property in Bloomfield, a $614,000 tax savings for a 14 story hotel in East Brunswick, a $1,180,000 savings for a 304 room hotel in Short Hills, a $2,100,000 tax savings for a 420,000 sf office building in East Brunswick, and a 57% reduction for a industrial building in Millville.
Major condemnation cases include negotiating a $3,450,000 settlement without the need for an appraisal for a property being taken for the Prudential Arena in Newark and lands getting a $5,000,000 decision from condemnation commissioners for land in Lyndhurst were the taking authority offered $420,000. The case was ultimately settled with the town waived our client’s portion of back taxes ($2,000,000 owed), received $867,000 plus an environmental indemnity agreement holding our client harmless for a $10,000,000 claim.
